ENERGY EFFICIENCY
Installed by A-1 Guaranteed Heating & Air (unless otherwise noted)

  • Air-sealed large gaps in building envelope and between main floor and attic. Re-insulated attic with R-30 Owens Corning Ecotouch fiberglass batt insulation.

  • Blower door test to ensure limited air infiltration in building envelope (BayREN rebate requirement)

  • New insulation added between crawlspace and main floor (Owen Corning Ecotouch, R-19)

  • DIY LED retrofit (downstairs recessed lighting): self-installed (7) 6" screw-in Energy Star dimmable directional downlights (replaced existing CFL lamps) and dimmer switches.

ELECTRIFICATION
Heat pump HVAC, air purifier, and water heater installed by A-1 Guaranteed Heating & Air. Based on review of current PG&E account information, house energy usage and bills are both lower than pre-retrofits.

  • Upgraded electric panel from 100-Amp to 200-Amp

  • HVAC: Bryant Evolution 19 SEER/11.0 HSPF outdoor unit; sound-insulated, variable speed motor air handler unit in crawlspace connected to  smart thermostat.

  • Air purifier: Aprilaire 5000 electronic air purifier on return air with MERV 13 collection filter media and electronic charging grids. Captures airborne particles the size of tobacco smoke and smog and virus sized particles down to .3 microns, prevents dust build up inside house.

  • Replaced exposed ducts in crawlspace, air flow tested (BayREN rebate requirement).

  • Heat Pump Water Heater: Ruud Professional Ultra PROUH50 50 gallon; 3.55 Efficiency. Temperature set to 130°-140° to maintain safe internal temperature, thermostatic mixing valve delivers 120° to tap and extends tank capacity.

  • Electric BBQ Grill (Weber Q2400) - No more propane tanks and sketchy ignition/lighting process and works great.

  • Electric kettle, single induction hob (used/tested during construction period)

  • Induction range: Bosch 30” slide-in with 'Flex Induction' (combines two smaller heating zones into one larger cooking area)

SUSTAINABLE MATERIALS
Kitchen installed by Konstructo, Inc.

  • Cabinets: Mod Cabinetry - Green Guard GOLD certified with premium cases with no added urea-formaldehyde (NAUF) hardwood plywood, and finished with waterborne finishes containing zero VOCs, hazardous air pollutants (HAPs), or heavy metals.

  • Tile: Fireclay, made in California; >50% of the recycled clay body from recycled content including post-consumer recycled material and pre-consumer recycled granite dust; first B-Corp for any tile company (B-Corp’s meet rigorous standards of verified performance, accountability, and transparency on factors from employee benefits and charitable giving to supply chain practices and input materials).

  • Paint: Benjamin Moore Eco Spec, zero-VOC, Green Seal certified

  • Refinished hardwood flooring with low-VOC polyurethane sealer

  • Historic preservation and re-use: retained 100+ year-old wood double-hung windows, window casing, and wainscoting; salvaged and re-used old wood trim pieces to match existing throughout.
