·      Insulation/New Ducting – Replaced all house ducting with reflective R6 4”-9” ducting and insulated floors with R12 insulation and added R36 Insulation to the attic for a total R value of 54.

·      Heat Pump Water Heater – Replaced gas water heater with a Rheem hybrid high efficiency smart tank electric water heater with leak detection & auto shutoff (XE50T10HS65U0)

·      Mini-Split Heat Pump in Main Bedroom (installed by previous owners) – Daikin FTXS12DVJU

WATER CONSERVATION

·      Gray Water from Showers to Landscape – 60’ of 2” PVC piping with diverter values connected to a 200 gallon water capture tank to reclaim water from all upstairs sinks and showers. System passes through 4 filters (from 50 to 0.35 microns) with an Aquasana UV filter as a final treatment. The water is available on demand at 17 g/min through an outside faucet. Additionally the system has inputs for future rainwater collection and storage with additional plans to connect the entire system to the outside sprinklers.

·      Rooftop Sprinkler System – 3/4” copper piping extended to the roof and connected to 3 impact sprinkler heads for perimeter wetting and fire control and 3 fountain sprinklers for roof wetting and tree protection. The system is also connected to a X g/min reclaimed pool pump for additional system pressure. This pump also provides the ability to pull water from the pool if city water services are limited or removed.
